In case you haven't been paying close attention, Kelly Ripa bought the 6,700-square-foot Soho loft on Crosby Street that Nicole Kidman had been living in. The price was somewhere around $9 million. Ripa and her family had actually been living in the same building, in a full-floor three-bedroom loft just one floor below (see pics, above), so once the deal was sealed on Kidman's spot they put the old place on the market for $7.5 million. OK, now that you're caught up, the Observer's Michael Calderone reports two new pieces of fascinating information. (1) After just four weeks on the market, Ripa's old place has gone under contract, and (2) the couple had bought the place in 2002 for just $2.8 million. Now, they did put in $860,000 to renovate the place, but still, that's quite the power play. Over $3 million in profit in just three years? Here's something we never thought we'd say: Kelly Ripa, Curbed salutes you.

While murmurs of a downturn contort brokers’ usually plasticene enthusiasm for the state of the real-estate market, Kelly Ripa continues to smile and rake it in as though it’s all just a bad dream grown-ups have.
Last summer, the perky talk-show host and her husband, Mark Consuelos, bought a Soho duplex for $9.5 million. It was just one floor above the full-floor loft the couple had purchased for $2.8 million in 2002. But rather than creating an awe-inspiring triplex, the couple put their full-floor loft on the market for an eye-popping $7.5 million.
That was on Oct. 26. Now, less than four weeks later, the 5,000-square-foot apartment is under contract with a finance professional. (Wall Street bonus bounce, perhaps?)
Although Ms. Ripa’s broker refused to tell The Observer the final selling price, a source confirmed that it sold at asking or slightly less.
How’d she turn an almost $5 million profit on the apartment in three years?
“I had seen the other lofts in the area, and I don’t fool around,” said listing broker Alida Rubin of the Corcoran Group. “It was priced right, and it was in new condition.”
The 5,000-square-foot condo includes three bedrooms, three and a half baths, a library/den, office and small gym. It also features 22 oversized windows and sleek appliances by Sub Zero and Gaggenau.
“This loft reflected two beautiful people,” said Ms. Rubin. “It was immaculate.”
And the buyer apparently agreed—at least about the “immaculate” refurbishment.
“I had a buyer that was very anxious to secure something in a short amount of time,” said broker Neil Levine, also of the Corcoran Group. “He didn’t want a project, and the renovation on this was exquisite.”
Architect Deborah Berke was hired to do the renovation at an estimated cost of $860,000, according to permits filed with the Department of Buildings. Ms. Berke’s firm was recently employed to design the new Marianne Boesky Gallery in Chelsea, as well as complete work on another flashy residential project—Jon Stewart’s $5.8 million duplex in Tribeca.
But the buyer wasn’t chasing after celebrity leftovers; he was actually unaware of who the owner was when he put in an offer, according to both brokers. The buyer also didn’t know that the Soho building once housed Nicole Kidman and is currently home to film mogul Harvey Weinstein, who purchased a 5,000-square-foot loft a few floors down for around $7 million last spring.

I say good for the Consueli! There's no doubt they are making money in real estate by buying and selling in Manhattan, esp. Soho, but it takes money to make money, and they certainly have enough of it (and plenty of "cajones") to be aggressive with their investments.
Some of you will say sour grapes, but I say I'm just lending some reality to this picture:
Some very nice comments, albeit from agents who are adept at kissing their clients' butts. Just a note of caution about reporting final selling price while a sale is still pending....most agents won't do it. <SPAMSPAMSPAM source confirmed that >> basically the equivalent of reading a tabloid article. Also, there's no way anyone can confirm the $860,000 figure for renovation without Mark or Kelly's input, and it doesn't look like they went on record for these articles.

That's all very true, Mark and Kelly are the only ones who know for sure... And there's no guarantee the contract won't fall through until it's signed, sealed and delivered...
Though, actually they did source that figure, but they certainly can't know what the architect charged, or if it came in on budget or not...

I can sell my home here for 6 times what it cost 15 years ago, but I would have to pay the same inflated price to buy another and the view would not
be as great.
So, unless I want to leave the beach and move to a totally different location, I will have made no money.
Since Kelly did not move down, she made no great investment. IMO

Ah, but, Shell, you didn't buy your house for it's investment value... That's the difference... If you had, you would have turned it for a bigger and better place years ago...
That M&K completely renovated the first loft, and then bought the new one as bare space and renovated it, "kinda sorta" makes me think they are buying, fixing and moving for the investment potential...
And to "I agree".... What is there to uproot? They are in the same building... They have the same neighbors... Their kids go to the same school, have their same friends, and probably all the same stuff from their rooms... A

you can get pretty much any information you want off the web. You can see birth certificates, death certificates, property deeds and values, driving records, civil and criminal records and etc. etc. etc. just google and you will find it. My law professor taught us how it is done. ask a lawyer, they will tell ya.
edited to add, that some states/county governments dont put the whole document online, but they can be found.
